商品房精装修施工管理探讨

摘要：随着城市化步伐的加快以及经济的快速发展，人们对于住宅的要求也就相对较高。因而住宅的精装修施工越来越普遍，一方面满足了人们的物质需求；另一方面也是房地产开发扩大营销市场的有效途径。但是我国精装修施工起步较晚，存在各种各样的问题。本文针对我国商品房精装修存在的各种问题，通过施工管理模式，施工材料管理，施工进度管理，施工交叉作业协调管理等方面进行思考。结合实践工作经验，参考国内工程案例，为我国商品房精装修质量的提高做出一些贡献。

Abstract: with the rapid pace of urbanization and rapid economic development, people#39;s requirements for housing is relatively high. Therefore, the fine decoration construction of housing is more and more common, on the one hand, to meet people#39;s material needs; On the other hand, it is also an effective way for real estate development to expand marketing market. But our country fine decoration construction start late, there are a variety of problems. In view of various problems existing in the fine decoration of commercial housing in China, this paper reflects on the construction management mode, construction material management, construction schedule management, construction cross work coordination management and other aspects. Combined with practical work experience, reference to domestic engineering cases, for the improvement of the quality of commercial housing decoration to make some contributions.

1.1国内外现状
在经济全球化的影响下，近年来我国商业发展迅速。人们对居住的需求越来越高，房地产市场的销售越来越旺盛，为了满足人们的需求，很多房地产商会推出精装房，为购买者省去装修的麻烦，同时可以提高销售量。精装修住宅是房地产市场和建筑市场的特定需求，是建筑行业和装修行业实现系统化、规模化和科学化的必经之路。
